Meet the builders of Collingwood Quay Condominiums

April 8, 2024

History is set to repeat itself in epic proportions along Collingwood’s waterfront.

A century ago, Collingwood Harbour was a hive of activity as one of Ontario’s leading shipbuilding centres, employing as many as a thousand people and fueling the town’s ascent as a commercial hub. The Collingwood Shipbuilding company was the major shipbuilder at the time, contributing over 200 ships including 23 warships for the Royal Canadian Navy and Royal Navy during the Second World War. Unfortunately, business slowed during the 1970s and 1980 and the company folded in 1986.

For about two decades, the abandoned shipbuilding site sat silently on the waterfront while cutting off access to Collingwood Harbour for townsfolk and tourists alike. Then in the early 2000s, FRAM + Slokker purchased the brownfield site and meticulously went through the important process of remediating the site to make it suitable for residential.

“The vision has always been about giving the waterfront back to the people,” enthuses Fred Serrafero, Senior Vice President with FRAM + Slokker’s. “That’s why we put tremendous care into reimagining the site and transforming this brilliant location into something everyone can enjoy with naturalized parklands, a 100-seat amphitheatre for community events like concerts and movie nights and, most importantly, easy access to the waterfront for everyone to enjoy the peaceful water views.”

The FRAM + Slokker team’s vision also included a modest community of homes lining the harbour, inviting life and vitality to the waterfront and Collingwood’s charming downtown. Now, like a seafaring vessel coming home to port, the final chapter of Collingwood’s Shipyards community is upon us with the advent of Collingwood Quay, a boutique mid-rise condominium at the head of Hurontario acting as a masthead upon the town’s inviting waterfront pedestrian promenade.

“Collingwood has been recognized as having one of the top three preserved Main Streets in Ontario,” offers Fred. “The town has always had a very determined and robust historical preservation plan; it was actually the first municipality in Canada to have an official Heritage Conservation District. Collingwood Quay’s thoughtful design seamlessly blends in with the historic character of its neighbours to the south while infusing modern lifestyle touches including thousands of square feet of inviting retail at the base of the building. All while putting residents within a five-minute walk of everything Collingwood’s charming downtown has to offer.”

Current Shipyards community members are equally split between those whose home is their primary residence and those who use it as an often-enjoyed second home and vacation property.

“The unbeatable location makes this community the best of both worlds,” elaborates Bennet MacNeil, Director of Development with FRAM + Slokker. “You are easily connected to every modern convenience like shopping and dining while enjoying true four-seasons access to the top lifestyle amenities in the province. From the best skiing to boating, golfing and endless hiking/biking trails, you really can and do get it all.”

One of the design elements that really sets Collingwood Quay apart in condominium design is that every suite offers clear water views of Collingwood Harbour, Georgian Bay and beyond. “Your typical condominium suite design is skinny and long with about 20 feet of glazing,” explains Fred. “For Collingwood Quay, thanks to its unique location on the pier, we were able to turn this design convention inside out and offer suites that aren’t as deep but offer far more glazing so the homes enjoy lots more daylight. This is a very unique feature and, when combined with its incredible downtown location, makes Collingwood Quay a boutique condominium residence and lifestyle experience we frankly think is unrivalled.”

Like the sun rising upon the shimmering surface of Collingwood Harbour, the release of Collingwood Quay is on the horizon later this spring. If you haven’t already registered your interest, register now to receive priority updates on upcoming sales events.
